Basic Purpose
Identifies, negotiates, acquires and manages property rights for the construction, operation and maintenance of all company facilities. Provides technical real estate support and training to Right of Way Agents.
Essential Duties and Responsibilities
Identifies, negotiates, acquires, and manages property rights for the construction, operation and maintenance of all company facilities.
Completes the acquisition of any necessary fee title, easements, rights of way, licenses, and permits for federal, state, and local lands
Prepares recommendations of strategy and solution on complex land use and property rights for management decision
Negotiates cost-effective terms, conditions and fees
Mentors and assists other agents in acquisition, negotiation, and land use processes.
Reviews private development plans in conjunction with community planning agencies and company departments.
Actively enforces easement rights against trespass.
Maintains accurate land records and files to ensure compliance with established corporate policies and procedures.
Responds to difficult inquiries in an expeditious and professional manner
Researches and prepares complex reports and exhibits derived from city, county, state, federal and other title records.
Coordinates with team members to prepare and present company projects for approval or review before private and public groups and agencies.
May represent the company at depositions during legal proceedings as needed.
Ensures all compliance aspects of position are known and followed; understands and complies with all policies, codes and regulations applicable to position and company.
Performs related duties as assigned.
Essential Education, Skills, and Environment
Education and Work Experience
SR/WA designation from the IRWA and six years of experience in the negotiation, acquisition, and management of real property rights or an equivalent combination of education, certification, and experience.
Specialized Knowledge and Skills
Demonstrated knowledge of:
Right of way principles and practices
Working and handling right of way transactions including infrastructure projects in a utility or government entity
Demonstrated skills such as:
Negotiation, analytical, interpersonal and communication
Managing and leading multiple projects
Organizing and overseeing the work of a team.
Equipment and Applications
PCs, word processing, spreadsheet, presentation and database software.
Work Environment and Physical Demands
General office environment. Ability to navigate uneven terrain. Some same-day travel may be required.
Annual Salary: $87,600 (Min) to $103,100 (Mid); Up to 12% Short Term Incentive Plan target opportunity at the discretion of the company. This is a non-represented position.
